Which Whole-Home Job Are You Actually Booking?

Four scopes get described the same way on a first phone call, and they schedule very differently.

A new build is the cleanest version. The house is empty, framing is fresh and inspected, and drywall has a defined slot between rough-in and trim. Everything is planned once and run through.

A gut renovation looks similar and is not. Demolition, unknown framing, older wiring found mid-job and a homeowner who may still be living in half the house all sit on top of the drywall work. It needs more float in the schedule than a new build of the same size.

An addition is a small job with one hard part. New board meeting old board has to line up in plane and match the existing texture, so the tie-in seam and the texture match carry most of the risk.

A phased or room-by-room job is what people book when the budget arrives in pieces. It costs more per square foot than doing it all at once, because every phase repeats the mobilization, the masking and the material run. If the money can wait until the whole scope is fundable, waiting is usually the cheaper decision, and we say so.

Taping starts on the top floor while the ground floor is still being screwed off, so no crew waits on a coat. Three coats go on across a week, each given a full day because the air is heavy.
