Which Ceiling Job Do You Actually Need?

Four jobs get described on the phone the same way, and they do not cost anything alike.

A stain with no give in it is often a repair. Seal it, patch what is soft, match the texture and move on. Board only comes down when the gypsum core has taken on water and goes soft to a push.

A section bowing between the joists is a support problem more than a water problem. Panel hung across joists spaced wider than it is rated for will sag over the years in a perfectly dry house. The answer is board rated for the span, or sag-resistant panel, not another coat of compound over the low spot.

A whole ceiling pulling away from its fasteners, across most of a room, is a replacement. At that point patching chases the same failure from one end of the room to the other, and the second visit costs what the first one should have.

Popcorn is its own scope. Anything sprayed before the 1990s can contain asbestos, so the ceiling gets tested before it gets scraped. Abatement is licensed specialty work and we refer it out. How Long a Ceiling Job Takes

A single room, ceiling included, runs 2 to 3 days. A 1,000 square foot job runs 4 to 7 days, and 2,000 square feet runs 7 to 10.

Inside those windows the work splits into hanging at 2 to 4 days, then taping and mudding at 2 to 5. Sanding takes 1 to 3 days, and a texture match adds 1 to 3 more. Overhead work sits at the slow end of every one of those, because each sheet has to be supported while it is fastened and each coat is worked against gravity.

The gap between active hours and elapsed days is drying time. Joint compound wants 8 to 24 hours between each of its three coats, and a humid Tri-Cities week stretches that further. Drywall is not a one-visit trade once you count it, and a crew promising a hung, finished and textured ceiling inside a day is either coming back or leaving you cracks.
